The Idea of roof replacement is a heavy task to take on for many people. Finding the best roofing contractor, attending the scheduled estimates, comparing roof replacement prices to second layer prices, what roofing product to use, and even the gutter system will briefly explain some of the daunting tasks associated with roof replacement. Many clients want to ask, “When should I replace my roof?”. Unfortunately, it’s not so simple. One main contender in the roof replacement decision making is definitely the age of the roof. Let’s take a look at some of the stages.

Immediate action is required if any leaks are observed. Roof related leaks do not discriminate by the age of the roof. Wind damage can hinder the integrity of any roof. Signs of damage are things like: stains on the ceiling, missing shingles, damaged siding, and damaged gutter systems. It is important to know and take action with a credible contractor to resolve the issue. Many times, we as contractors will work hand in hand amongst the insurance industry to repair roof or storm related damages.

Other than storm related roof damage. Age has many indicators as well. A sever sign of deterioration is when you notice black highlights throughout some of the lighter shingles. This occurs when the granules detach from the shingle surface. At this stage, the shingle becomes very brittle and can easily cause greater damage. Depending on the exposure o elements and composition of the shingle, this may occur as early as ten years old. Roof deterioration is most common around twenty years old. Cracked, curled and missing shingles can be caused by wind or hail damage.

The next common question we hear is, “How long will my new roof last?”. To answer this question thoroughly, definitely check out our earlier blogs about different roofing techniques. Asphalt shingles are most common today. Generally, of the “Architectural Shingle” design opposed to the “three-tab shingle”. Both roofing shingles are asphalt but the architectural shingle will generally last between twenty and fifty years. Shingle warranty is important to understand especially if you live in a harsh climate. Sun, wind, and rain will put even the best shingles to the test.

Finally, we get to roof replacement cost. At the end of the day, we all have a budget to work with. Luckily today there are many roofing options on the table. The average cost of roof replacement is $12,000.00. Many times, going through a third-party roofing contractor can cost you $3,000 dollars more than what the installers would have charged.
