Before and After Roof Replacement

While purchasing a new roof from a roofing contractor, the expectation of the roofer to just do the right thing relies on faith in the contractor. We believe that clients are happy to make an informed decision when they are properly informed of the process. Luckily, we have the crash course on roofing 101. Unfortunately, we see many roof related issues due to building code violations. Make sure you are aware of local roofing codes in your area. Generally speaking, roof replacement happens in stages.

The longest chapter of roof replacement is shopping for a quality roofer with a fair price. This is pretty self-explanatory but we have seen some really “curve ball prices” from other “roofing contractors.” It must be time to install the new roof, right? Once the roofing contractor is selected. It is then time to decide on the roofing products. Every contractor has a roofing brand they like to work with. Check out the pros and cons of each roofing shingle but for now, it must be time to install the new roof, right? Not quite. Let’s pick a date.

Well, how long do we have to wait to install a roof? First, there are three days “cool off period” for in home sales before any action can be taken on the roof replacement. A reliable roofing contractor will always obtain a building permit for roof replacement from the local building department. We all know how these things can go. Sometimes, we would rather be at the local motor vehicle department than the building department. These permits can cost thousands of dollars for larger roof replacement projects. Unreliable roofing contractors don’t like to go on record with the building department. Always be sure a permit is obtained.

Okay, now the roofing contractor is selected. The roofing materials are picked out and ordered. The installation date is scheduled. The roofing permit has been obtained and it is now only a week before the scheduled installation date. The roofers in an effective crew tend to be so effective because they work together every day. A rhythm has been found. Our crews always work like a well-oiled machine, with craftsmanship, and with pride.

On the morning of the scheduled date for the roof installation its raining. Wonderful, now what? At this point, a roofer will not work on the roof. This is hazardous and would leave the home open to storm damage. A dependable roofer would reach out to inform you of any schedule changes. Following this, the roof replacement has begun. Roofers are dissecting the roof down to the ply wood. The roofing shingles are falling off the roof by the dozen. Plywood is carried up the ladder. Big rolls of roofing underlay, ice and water shield, bundles of shingles after bundle of shingle go up the ladder to the roof. The noise of the compressor is heard hissing and spitting nails into the plywood decking. Shingle after shingle is beginning to compose the new roof. 12:00 Lunch break begins. The roofing crew replenishes and hydrates. Talking about anything but roofing. Enjoying the breeze. Lunch is over, two-thirds of the job is complete. Chimneys flashing is hauled up the ladder to the roof. Shingle-shingle, nail-nail. Over and over. Dinner is on the stove and you hear the noise of ladders collapsing away from the roof. Roofing materials are being gathered from the yard.

Finally, the dumpster pulls away. Dinner is cleaned up. As we step outside to view the progress, satisfaction strikes. The Shingle color is perfect. The roof looks great and you couldn’t be happier you chose Cruz roofing and siding.
